The seven-storey HKIA Tower Two opened in July 2022 and achieved a Final Gold rating under BEAM Plus New Buildings Version 1.2. With a gross floor area (GFA) of 21,530m2, the building provides ample office space to help sustain HKIA’s growth, housing several AAHK departments and the security subsidiary, Aviation Security Company Limited (AVSECO).

Turning green design principles into practical applications

The HKIA Tower 2 development has embedded a multitude of sustainable design and construction principles resulting in significant energy savings and emission reductions. Some key green features are highlighted below:

  • Covering approximately 35% of the tower’s roof area, the green roof lowers the urban heat island effect, improves insulation and reduces cooling loads during hot weather.
  • Installed on the eastern and western façades of the building and projected approximately two meters from the curtain wall, the aluminium vertical cladding minimises solar heat gain and improves energy efficiency by enhancing thermal performance.
  • Combining natural light and artificial lighting systems, the office tower features a 70m2 skylight centrally located above the public atrium, as well as daylight sensors throughout the office area to reduce overall energy consumption.

Enhancing lives and workspaces beyond environmental benefits

The green building designs of the HKIA Tower 2 also offer numerous non-environmental benefits that significantly enhance the quality of life for occupants and the overall functionality of the building. For instance:

  • Floor-to-ceiling facades and a central skylight create a bright, open environment, boosting mood and productivity.
  • Aluminium vertical cladding design and green roof enhance thermal comfort while minimising the transmission of road traffic and aircraft noise.
  • A 1.5-metre-wide open staircase connecting all floors encourages active movement and reduces energy consumption.
  • Equipped with the latest IT infrastructure and flexible office spaces, the workplace promotes creativity and collaboration.

These features collectively contribute to a more comfortable, efficient, and engaging workplace, demonstrating that green building designs can positively impact social aspects and employee satisfaction.
